Presenting Your Property For Sale

When you decide that you would like to sell your home, there are certain things that you need to consider and should do to make it more appealing to potential buyers.

Firstly, you should aim to ensure that your home, flat or bungalow is both warm and welcoming.

You need to be aware that first impressions do count when trying to impress your potential buyers. So start with the front garden or area of your home. This area needs to be tidy, you should also check for any slipped tiles as well as clearing the guttering if needed. While you're out there, check to see if your house name or number is easily identifiable. If it isn't give it a clean. You should also make any small repairs that are needed, this will give the impression that the property has been cared for and is well maintained.

Inside your home is also important, so don't let your chances of selling your property down by not doing simple yet effective things. Firstly eliminate (or at least try to) any pet or cigarette odours. It's also recommended that you do not cook any food the night before that has a strong smell, for example you may love the smell of curry or fish the next day, but in reality any viewers you have of your property are more likely to be put off by it than not be.

You also need to de clutter your property as much as possible. This will make the property look bigger and could allow your viewers to imagine how they would like to set the place up if they were to move in.

With regards to your advertisement of your property, you need to display a "For Sale" sign. This does give your property 24 hour advertising and will lead to viewings. If you can display a sign, then you should do so.

When it comes to arranging viewings of your property you need to be flexible. In the modern day not everybody works the same shift patterns and not everybody has the weekend off as their regular work week. If possible hand over a set of keys to the estate agent, they will be able to organise viewings whilst your in work. If people want to view the property while you are there, let them. Remember you are trying to make a sale, don't see it as an inconvenience.

While people are viewing your property, or when it is up for sale, you need to collect any relevant documentation that may be requested. For example this could include receipts and guarantees for double glazing. Give your solicitor the original copy and send a duplicate to the estate agents. This will help move things on should an offer be made and accepted.
